About the role

The Project Manager will lead the direct monitoring of construction execution, coordinating builders, contractors, suppliers and multidisciplinary teams. The role combines operational oversight with financial control, ensuring projects are delivered on time, within budget and with the expected profitability.

Key responsibilities

• Monitor day‑to‑day construction progress and coordinate all involved parties.
• Control budgets, CAPEX, costs, cash flow, financial projections and profitability (IRR).
• Analyze variances between planned and actual performance and implement corrective actions.
• Evaluate technical and financial feasibility of residential projects, reviewing preliminary budgets, land conditions, plans and legal/commercial variables.
• Prepare, administer and track the comprehensive project budget and CAPEX, ensuring alignment with cash‑flow forecasts.
• Maintain continuous linkage between physical work progress and financial performance, identifying cost and schedule deviations.
• Review and validate estimates, change orders and additional work, assessing impact on budget, cash flow and profitability before approval.
• Develop tender documents, coordinate bidding processes, analyze technical and economic offers and select contractors and suppliers.
• Negotiate and manage contractual relationships, guaranteeing execution within scope, budget, quality and schedule.
• Update financial and execution forecasts, anticipating investment needs, cost variations, risks and cash‑flow requirements.

Required profile

• Proven experience in managing construction projects from inception to delivery.
• Strong background in financial analysis, budgeting and cost control for large‑scale developments.
• Ability to lead multidisciplinary teams and coordinate multiple external partners.
• Excellent analytical skills to detect variances and propose timely corrective measures.
• Solid understanding of residential construction processes, legal and commercial aspects.
